Quick Answer
-
Discovery Gardens is freehold, so Indians can own flats there.
-
DLD logged 812 ready flat sales from January to mid-October 2026.
-
A typical studio sold for about AED 515,000 (Rs 1.33 crore).
-
Studios rented for about AED 42,000 a year.
-
Older buildings, fees and softer prices are the main risks.
Discovery Gardens Dubai is a freehold, fully built community where Indian buyers can own a ready flat. From 1 January to 15 October 2026, Dubai Land Department (DLD) registered 812 flat sales there, worth AED 625 million.
For a buyer from India, the price is the big draw. A median 1 BHK here, with DLD fees, fits within one person's yearly allowance under the Liberalised Remittance Scheme (LRS).
This guide covers the area, what flats sold for and what tenants paid. It then compares Al Furjan next door, flags the risks I'd check first and ends with rupee costs and rules.
A Settled Nakheel Community
Discovery Gardens is a large Nakheel community of low-rise flats between Interchanges 5 and 6 on Sheikh Zayed Road. It sits in the Jebel Ali area, and Nakheel handed over the first homes from around 2008.

In short, it's a big, settled neighbourhood with no villas. Rentals drive this market, which is why rents matter so much here.
Is It Freehold?
Is Discovery Gardens freehold? Yes. DLD marked every 2026 sale there as freehold, so an Indian buyer gets a title deed in their own name.
You can sell the flat, rent it out or leave it to your family. Non-Muslim owners should register a will with DIFC Courts or Dubai Courts so it passes as they intend.
Don't mix it up with The Gardens next door, which is a separate community. Check the area name on the title deed. For other low-cost options, our Delhi site lists the cheapest Dubai areas for Indian buyers.
Metro, Jobs and Growth
Four things keep tenants coming to Discovery Gardens Dubai. There's a Metro station inside the community, big employers nearby, a new airport city and the growing Expo City.
Red Line Access
The Discovery Gardens Metro station opened on 1 January 2021. It was one of the first four stops on Route 2020, the Red Line branch to Expo City. That's according to Dubai Media Office.
In December 2020, the Roads and Transport Authority (RTA) said the line serves districts home to about 270,000 people. At the launch, RTA chief Mattar Al Tayer gave the key figure. "Route 2020 has a capacity of 46,000 riders per hour in both directions," he said.
Gulf News reported his words on 8 July 2020, when the route was unveiled.
JAFZA and Airport
Jebel Ali Free Zone (JAFZA) is a short drive away. It has more than 11,000 companies and a workforce of over 160,000, Khaleej Times reported in May 2025.
Further south, Dubai is building an AED 128 billion terminal at Al Maktoum International Airport. When complete, it should handle 260 million passengers a year.
Sheikh Mohammed announced it in April 2024, as Dubai Media Office reported. Speaking of the airport city in Dubai South, he said "demand for housing for a million people will follow."
Expo City Dubai also plans homes for about 35,000 residents and offices for 40,000 workers. Gulf News reported the plan in November 2025, with first residents due in 2026. Here's how each one helps a landlord:
-
Metro access: a Red Line station inside the community links tenants to Dubai Marina and beyond.
-
Free zone jobs: JAFZA's large workforce needs affordable homes nearby.
-
The new airport: Al Maktoum's expansion should pull more people south over the next decade.
-
Expo City: the former Expo site is growing into a district with homes and offices.
None of these depend on new launches inside Discovery Gardens. That suits a resale-only area.
Discovery Gardens Dubai Prices Now
Ready flats in Discovery Gardens Dubai sold for a median AED 957 per sq ft from January to mid-October 2026. The median is the middle sale, so a few odd deals can't skew it.
Prices by Size
This table draws on 812 flat sales in DLD open data, dated 1 January to 15 October 2026. We converted prices at RBI's 15 October rate of Rs 25.88 per dirham.

Studios traded most, with 346 sales, against 325 for 1 BHKs and 141 for 2 BHKs. Half of all studio sales fell between AED 495,000 and AED 546,250. That keeps the studio price in Discovery Gardens Dubai in a tight band.
Recent sales ran lower, so treat these medians as a ceiling. The median 1 BHK fell from AED 810,000 in the first quarter to AED 755,000 from July onward.
One LRS Allowance
The LRS cap is USD 250,000 per person in each financial year. In dirhams, that's about AED 918,000, or Rs 2.38 crore. A median 1 BHK plus DLD fees comes to about AED 816,000, or Rs 2.11 crore. That leaves about AED 100,000 spare, before any agent's fee.
On a Rs 2.11 crore transfer, banks also collect about Rs 40 lakh as tax collected at source (TCS). You adjust it against your income tax later. So have about Rs 2.51 crore ready in all. Our guide to buying from India explains each step.
A 2 BHK plus fees comes to about AED 1.3 million, which is more than one LRS allowance. Couples can buy jointly, with each spouse remitting under their own limit.
About one sale in ten used a payment plan. These sold at a higher median of AED 1,200 per sq ft, so compare cash and plan prices.

Rental Income and Returns
Flats in Discovery Gardens Dubai rented for a median AED 51,600 a year from July to September 2026. On our estimate, that gives gross yields of about 6% to 8%.
Real Lease Rents
We studied 2,595 flat leases registered on Ejari, Dubai's tenancy system, between July and September 2026. They sit in DLD's Jabal Ali First area and share the same location tag as Discovery Gardens sales.
Studio-size flats are let for a median of AED 42,000 a year. The Discovery Gardens 1 BHK rent came to about AED 61,800, and a 2 BHK about AED 78,750. Since Ejari lists floor area rather than bedrooms, we sorted flats into size bands.
About 41% of those leases (1,064) were new contracts, not renewals. That points to active tenant turnover.
Gross Yield Maths
We divided each type's median yearly rent by its median sale price. An AED 515,000 studio renting for AED 42,000 earns about 8% a year. A 1 BHK works out at about 7.9%, and a 2 BHK about 6.3%. That's well above the 4.3% Mumbai figure in our Dubai vs Mumbai comparison.
Remember, these returns ignore service charges and months without a tenant. Rule of thumb: each AED 10 per sq ft of yearly service charges cuts about 1 point. On a 484 sq ft studio, that's AED 4,840 a year.
Discovery Gardens vs Al Furjan
Buyers often weigh these two because they sit side by side. Discovery Gardens is cheaper and fully built, while Al Furjan is newer, with villas and fresh launches. This table uses DLD sales registered from 1 January to 15 October 2026.

Discovery Gardens is about 24% cheaper per sq ft for a ready flat. Its 817 sales include 5 land plots, so we compare flats only. A ready 1 BHK in Al Furjan had a median price of AED 1.07 million, against AED 780,000 here.
When you weigh the two, think about your goal. Al Furjan suits buyers who want newer buildings or a villa.
For a first Dubai flat bought mainly for rent, the lower entry price here is hard to ignore. You can weigh both with our team at events like the Hyderabad expo.
Downsides Buyers Should Know
The main trade-off in Discovery Gardens Dubai is age. Buildings carry a history of fee disputes, and prices have softened this year. Check these five points before you sign:
-
Building age: blocks date from around 2008, so inspect the exact building, lifts and pipes.
-
Service charges: owners disputed Discovery Gardens service charges with Nakheel in 2009 and 2012. Check current fees on DLD's Service Charge Index.
-
Paid parking: since 15 January 2026, each home gets one free permit. Since April, an extra car costs AED 672 a month.
-
Rush-hour traffic: residents told Khaleej Times in 2018 that leaving at peak hours is hard.
-
Softer prices: recent 1 BHK sales ran about 7% below early-2026 levels.
The parking rate comes from a Dubai Holding Community Management circular, Gulf News reported in April 2026. It replaced an earlier AED 945 monthly rate.
In 2009, fees were AED 24 per sq ft, including about AED 10 for cooling, The National reported. Ask the seller for the latest service charge invoice and any building notices. Walk the corridors, check the lifts and look for damp. Our foreign ownership guide covers the legal basics.
Rules for Indian Buyers
Indian rules decide how the money leaves, and Dubai's rules decide what it costs to register. Here's how both apply in this price range.
RBI's LRS master direction bars bank loans for these transfers, so the money must be yours. Ask your bank to use purpose code S0005, and expect it to request Form 15CA or 15CB.
Banks charge TCS at 20% on whatever you send above Rs 10 lakh in a financial year. The rule moved to Section 394 of the Income-tax Act, 2025, from the old Section 206C(1G). If you're resident and ordinarily resident (ROR) in India, the rent is taxable in India. You must also report the flat in Schedule FA every year.
On the Dubai side, budget about 4.6% on top of a 1 BHK price. That covers DLD's 4% fee, the service partner fee, and small deed charges, before any agent's fee.
UAE banks lend non-residents about 50% to 60% on ready homes. Ask early about any limits on older buildings. Since April 2026, DLD no longer sets a minimum value for a sole owner's 2-year property investor visa. The flat must be completed, and joint owners need a share worth AED 400,000 each.
The 10-year Golden Visa needs AED 2 million. Almost no single flat here reaches that, but owners can combine properties. Our note on Golden Visa claims explains the official routes. Follow these steps in order:
-
Shortlist the building: check its age, upkeep and service charge history.
-
Sign Form F: use RERA's standard sale contract, with a deposit held by the broker or trustee.
-
Get the NOC: the seller clears service charges and obtains Nakheel's no-objection certificate.
-
Move the money: remit from your own account under LRS, with TCS set aside.
-
Transfer the deed: sign and pay the fees at a DLD service partner office.
-
Let it out: sign a tenant and register the lease on Ejari.
-
File in India: list the flat in Schedule FA and add the rent to your return.
